Most fitted kitchens take around one to three weeks on site once the units arrive, longer if walls move or electrics and plumbing are reworked. A good fitter will give you a day-by-day plan and tell you how long you will be without a working kitchen.

Should I buy the kitchen and appliances separately from the fitting?

Sometimes. Supplying your own appliances can save money, but it splits responsibility if something does not fit or fails. Whoever you use, agree in writing who is responsible for what before work starts.

What adds the most unexpected cost to a kitchen?

Moving the sink, hob or other services, plus any structural or replastering work that only becomes visible once the old kitchen is out. Build a contingency into your budget for this.
