What is engineered wood flooring?

It looks like a solid wood floor, costs less, and behaves better in more rooms, but it is not quite what people assume. Here is what engineered wood actually is, in plain English.

Engineered wood flooring is a real-wood product made in layers. The surface is a genuine hardwood layer, usually 2mm to 6mm thick, bonded to a stable core of plywood or high-density board. You see and walk on real timber, but the layered build makes it far less prone to warping than solid wood, which is why it works in more rooms and over underfloor heating. It is not the same as laminate, where the wood look is a printed image over fibreboard. Supplied and fitted, engineered wood typically costs about £35 to £90 per m² in the UK, lasts 20 to 40 years, and can usually be sanded and refinished once or twice depending on how thick the top layer is. How it is made

An engineered board has two main parts. On top is the wear layer: a slice of real hardwood, commonly oak, sometimes walnut or ash, usually 2mm to 6mm thick. Beneath it is the core, built from layers of plywood or high-density board with the grain running in alternating directions. That cross-layered core is the clever bit: it resists the expansion and contraction that makes solid timber move with changes in humidity and temperature, so the floor stays flatter and more stable over its life.

How it differs from solid wood and laminate

Compared with solid wood, engineered wood is real timber on the surface but more stable, cheaper, and better suited to underfloor heating; the trade-off is that it can be refinished fewer times. Compared with laminate, the difference is bigger: laminate has no real wood on the surface, just a printed photograph of timber under a clear wear layer over a fibreboard core, so it cannot be refinished and feels harder underfoot. What it costs and where it belongs

Supplied and fitted, engineered wood typically runs about £35 to £90 per m² in the UK, with the price set by the thickness and quality of the real-wood top layer, the board width, and the subfloor preparation needed. It suits most rooms, living and dining spaces, hallways, bedrooms and kitchens, and is the right wood choice over underfloor heating. Is engineered wood flooring real wood?

Yes. The surface you see and walk on is a genuine hardwood layer, usually 2mm to 6mm thick, such as oak, walnut or ash. It is bonded to a core of plywood or high-density board, which is what makes it more stable than solid wood. So it is real wood on top, engineered underneath, which is different from laminate, where the wood look is a printed image.

Can engineered wood flooring be sanded and refinished?

Usually once or twice, depending on how thick the real-wood top layer is. A board with a 4mm to 6mm wear layer can be sanded back more times than a thin 2mm one. This is a real advantage over laminate, which cannot be refinished at all, though solid wood can be refinished many more times because it is timber all the way through.

How long does engineered wood flooring last?

Typically 20 to 40 years, and longer for boards with a thick wear layer that can be refinished. Lifespan depends on the quality of the board, the traffic it takes, and how well it is looked after. Good engineered wood comfortably outlasts laminate, which usually lasts 10 to 15 years.

Is engineered wood good for underfloor heating?

Generally yes, and it is the better wood choice for underfloor heating because its layered construction stays stable as the floor warms and cools. Solid wood, by contrast, is generally not recommended over underfloor heating. Even so, check the specific board is rated for it and follow the manufacturer’s guidance, as not every engineered board is suitable.
